New Homes Listed in Upper Newport Bay

Most agents consider Upper Newport Bay a sleepy market, as the area doesn’t see as much activity as the rest of Newport Beach. But with two homes entering the market last week, it seems the place is set to join the rest of the city this home buying season.
The more expensive of the two, going for just under $20 million, sits on the site of a proposed $95-million mansion. Developers are selling the 10,000-square foot home in a bid to make the rest of the property, measuring 29,000 square feet, more marketable.
The other property is going for a significantly lower $11 million, although experts aren’t sure why. Dubbed La Place Tranquille (French for “The Quiet Place”), it consists of a 6,000-square foot main house and a slightly smaller 4,000-square foot guest house.
La Place Tranquille also features a game room measuring 800 square feet, a tennis court, a pool courtyard, a hot tub, barbecue areas, and an eight-car garage. The main house is equipped with computer-controlled lighting and provides several lookout points.
The homes sit just two doors apart in an equestrian zone off Mesa Drive, which leads up to Back Bay’s nature area. Both are new additions to the market and have a total square footage of roughly 10,000 square feet.
Experts see only one downside to both properties: their proximity to nearby John Wayne Airport’s takeoff path. While the sprawling green views are rare for Newport Beach, the location can present noise and pollution problems in the long term.
